Many companies claim to be "The Best"  We don't make that claim... we make that STATEMENT!  BUT, we're willing to prove our point.  If you're going to list your home, here are 15 reasons why you want the Land and Sea Realty team on YOUR side...

1. From the start, we will help you arrive at a fair market price...one that will be fair and equitable to both the seller and the buyer.  Too many agents try to get a listing by setting unrealistic goals and making the seller believe that he/she will receive an inflated price.  That only leads to disappointment, anxiety, and frustration.  While we can't actually set the price (only YOU can do that), we do promise to offer realistic advice...not "pie in the sky" that you're not going to get.  We'd rather lose the chance to sell your property than to mislead you.  We know the market, and we'll show you how we arrive at our figures.

2. This is very important.  Under North Carolina real estate law, once you've entered into contract with a real estate company, you must honor that contract until it terminates or expires.  NOT WITH OUR COMPANY!  We provide a clause in every listing agreement whereby you can "fire" us and walk away at any time if we don't do our job!  Ask any other real estate company anywhere if they provide that.... and the answer is almost certainly going to be "No!"  Understand... if you are dissatisfied with our service, you can terminate your agreement with us at any time without penalty so long as your property is not listed as "Under Contract!"  No kidding... we believe in ourselves, and we've never lost one yet!

3. You need to know that Land and Sea Realty, Inc. maintains a strong presence on not just ONE Multiple Listing Service, but TWO!  Few companies on the beach can provide you with that extra service.  That means that your property will be seen by virtually every single REALTOR® from Ocracoke to the NC/Virginia Line, and from the ocean's edge to Chowan county!  We pay quite a bit of money in order to provide that, but it costs you nothing extra.

4. We will assess your property objectively.  Now, don't get mad at us if we suggest you change the appearance of your home, or paint a room, or weed the flowerbed.  We're only trying to help.  You see, you know what YOU like.... but we know what BUYERS like.  We'll suggest things that will improve the appearance, the curb appeal, and the attraction that buyers have for your property.  And, we'll be straight up, honest, and as tactful as possible in critiquing your property for you so that you can improve it.

5. We will probably suggest that you have a home inspection done prior to putting the house on the market.  Almost no one does this, and yet it is a quick and relatively inexpensive way to make sure that there are no surprises later on.  It is very disappointing to get your house under contract, only to have a home inspector find problems that the buyer finds un-acceptable.  You're going to deal with those problems at some point in time, and it may as well be up-front!

6. Websites, websites, websites.  74% of all home buyers today begin their search on the web.  Here's how we handle that for you.  EVERY agent in our organization has their own website.  (If they're new to the organization, it takes a few weeks - but they get one as soon as they can) EVERY listing appears on EVERY website, and well as on the company website.  Your property will be exposed to literally millions of potential buyers.  BUT....we go one step further than ANYONE ELSE on the beach (as far as we know at the time of this writing.  That extra step is....

7. YOUR VERY OWN, SINGLE PROPERTY WEBSITE! That's right.... we will purchase a full website dedicated only to YOUR property, print business cards with the Internet address on them for you to hand out (and we will, too!), and put a sign in your yard with your property's website address on the sign.  Absolutely NO ONE will give you a larger web exposure.  NO ONE!

8. But we don't stop there!  In addition to all the websites for all agents in our company, we'll see to it that your home is shown on other important websites.... like Realtor.com, HomesandLand.com, Realtor.org, AOL.com/realestate, Yahoo.com/realestate, trulio.com, domesticsale.com, zillow.com, and craigslist.com.  There might be others! If someone needs information about your home, they WILL be able to find it.

9. If you're relocating, we have a huge network of supporting REALTORS® in other areas, and even in other states!  We can recommend someone to help you with your move whether it be across the street, or across the country.  There's no charge for that service, either.  In fact, even if we represent you in the purchase on a new home in our area, there's no added charge to you.  Those services are paid by the seller.

10. Nothing is asked of you up-front in terms of payment.  While we expend sizeable amounts of money for advertising, mailings, websites, etc..... you pay nothing until your home is sold, closed, and recorded. 

11. Our contracts require that potential buyers prove that they are, in fact, able to buy your home.  Within a few days of contract signing, our agents will obtain a preliminary approval letter from the lender to make sure you won't find out two days before closing that your buyers can't afford your home.  That ties up your property for weeks, and delays your closing - for nothing! We'll do all we can to prevent that.

12. We will monitor the progress of the transaction from start to finish.  We make sure that documents are completed on a timely manner, check with the buyer's agent frequently, and even help with the buyer's side if necessary.

13. All our agents are REALTORS® , and therefore held to a higher code of ethics.  Not all agents are REALTOR®, but all our agents are!

14. Whenever possible and practical, we hold open house at your home.  You'd be surprised at how many people are looking for property right now!  Open houses provide a means whereby we can find buyers for your home, even people that have never contacted us before.

All in all, we provide all the services that can be provided by any real estate company.  If we think of anything else, we'll do that too!  We don't get paid until you house is SOLD.... and we make every attempt, provide every service, and don't miss anything that we feel will accomplish that purpose.

Our listing fee for residential homes is 6%.  Some other companies charge slightly less.  We can charge less, too!  If you feel that 6% is too much, together we can decide what services we can remove to lower our costs, allowing us to reduce our rate.  We're willing to work with you in ANY way that will help you.  Give us a try, and we will NOT disappoint you.
